StoreLocal Secures New Western Sydney Storage Assets for $57 Million

CBRE’s John Micallef and Jason Edge managed the sales campaign for 5 Abel Street Jamisontown, which sold for $23 million, and 3 Holbeche Road Arndell Park, which sold for $34 million.
StoreLocal CEO Hans Pearson said the acquisitions represented an important step in the company’s long-term growth strategy across metropolitan Sydney.
“These two facilities are a natural fit for our portfolio and reinforce our commitment to investing in high-quality assets in markets where we see strong long-term demand. Western Sydney continues to experience significant population and business growth, making it one of Australia's most compelling self storage markets,” Mr Pearson added.
The facilities, developed by SeventySix and constructed by Akura, comprise more than 15,200sqm of net lettable storage space across two strategically located Western Sydney assets.
The Jamisontown property occupies a 6,306sqm site and provides 6,172sqm of storage area over three levels, while the Arndell Park facility spans a 9,008sqm site with 9,060sqm of storage area across three levels.
SeventySix Head of Property, Matt Jordan, said the strategic redevelopments deliver on a mandate to deliver well located self storage facilities within infill markets in Western Sydney. The development was underpinned by clever design and quality construction by Akura who specialise in industrial and self storage.
Both properties were brought to market together and CBRE Senior Director, John Micallef, said the campaign demonstrated the market’s appetite for modern, purpose-built facilities in high-growth metropolitan locations.
“These transactions highlight the continued strength of demand for high-quality self storage assets, particularly those offering modern design, scale and strategic positioning within Western Sydney.
“By launching both opportunities to the market simultaneously, we were able to generate strong buyer engagement and deliver outstanding outcomes for our clients. Jamisontown had recently reached practical completion and was ready for immediate occupation, while Arndell Park was still under construction and successfully transacted on a turnkey basis, providing the purchaser with access to two brand-new facilities to expand their offering,” Mr Micallef added.
The Jamisontown facility was sold with vacant possession, enabling the purchaser to immediately establish operations within a rapidly growing catchment.
The Arndell Park asset was acquired under a turnkey structure while under construction, with the sale settling upon completion in August 2026.
The transactions reinforce Western Sydney’s appeal as a key investment destination, with population growth, increasing residential density and expanding industrial activity continuing to support demand for professionally managed storage facilities.
