Entering the second half of 2026, Denver’s commercial real estate market is exhibiting stable-to-improving fundamentals across all sectors. The re-balancing of supply and demand largely from an oversupply perspective is a common theme. This report provides an in-depth analysis of the factors driving leasing and investment activity, along with key considerations for tenants and owners as they navigate market conditions in the months ahead.
Office
Denver office demand is showing meaningful improvement. Q2 2026 posted the highest quarterly leasing total since early 2022, and new leases and expansions are a growing share of overall volume. This signals that many tenants have overcome return-to-office uncertainty and are making longer-term commitments. As of midyear, there were 6.5 million sq. ft. of active tenant requirements, reflecting a 39% increase since the beginning of 2026.
Industrial
Third-party logistics (3PLs) remain the largest demand driver, while aerospace and advanced manufacturing are emerging as increasingly active participants. While demand is broadening, it’s also slightly moderating compared to year-ago levels.
Multifamily
The Denver multifamily market has passed its cyclical trough. Demand firmed meaningfully in H1 2026, occupancy is rising, and completions are decelerating sharply. CBRE EA projects metro occupancy to continue improving through 2027 as the delivery wave exhausts itself and absorption remains positive. Recovery will not be uniform: infill and transit-proximate locations west of I-25 are tightening ahead of the metro, while submarkets that absorbed the heaviest new supply, particularly in the Urban, Northeast and Aurora corridors, will carry an overhang further into 2027.
Retail
Tenant demand across Denver's retail market remains broad-based and active. In suburban corridors, demand from grocery, service, and discount retailers continues to outpace available supply, and active backfilling of large, vacated spaces is a consistent theme in well-located trade areas. Grocery operators, off-price retailers, and fitness and experienced-related tenants are competing for big-box vacancies in suburban locations, giving landlords of better positioned assets meaningful leverage in replacement leasing.
Life Sciences
Demand indicators in Denver/Boulder life sciences are pointing in the same direction. Leasing activity has accelerated sharply over the past year, and venture capital funding is at its strongest sustained post-pandemic pace. Both are forward indicators of future demand. A stronger pipeline of active requirements will support absorption in the second half of 2026.
