Minneapolis commercial real estate is demonstrating broad-based momentum at the midyear mark, with demand accelerating across office, industrial, retail, and multifamily sectors. Downtown Class A office leasing climbed 11.4% in H1 2026, driven by technology, law, and state agency requirements, while industrial active requirements hit a record 15 million sq. ft. in Q2. Retail availability remains near historic lows at 3.7%, with net absorption forecasted to outpace new supply through year-end, and multifamily rents are projected to grow 4.7% by mid-2027, outpacing the national baseline forecast by 330 bps, as net domestic migration turned positive for the first time since 2019.

Supply discipline is reinforcing pricing power across asset classes. Office conversions, with 15 properties and 2.7 million sq. ft. in the pipeline, are removing distressed inventory and concentrating risk in a narrow set of underperforming buildings, while all speculative industrial deliveries in H1 arrived fully leased. CBRE EA projects Minneapolis will lead Tier-1 markets in industrial rent growth through 2027. Meanwhile, the emerging data center market draws continued hyperscale interest despite municipal moratoriums reshaping site selection toward outer-metro locations. Across sectors, the combination of tightening supply, population-driven demand, and upward rent revisions positions Minneapolis for continued outperformance heading into 2027.
